Today\'s guest, Paula Pant, a freelance writer (but actually much more) started out making $21,000 a year in 2005.

With a knack for saving and a frugal lifestyle (even sometimes sharing a 3 bedroom apt with 5 roommates), she was able to save a whole years worth of money to travel the world and backpack in Europe with a cost of living less than 1k per month. When she returned back to her dreaded job, she realized that things could never be the same after such an amazing experience.

Paula went from freelance writing as a hobby in 2006 to a full time writer in 2010, writing for some really big outlets. 18 months later Paula had a 6 figure income and said good riddance to her JOB (Just Over Broke).

As a real estate entrepreneur, I\'m sure you\'ve heard that half of all businesses fail in their first year, 80% are gone within five years and that 96% of all business fail within 10 years.

I know just how hard it is to work a full time job, invest in real estate and create/run your business on the side. In 2017, I ended a successful career as a financial professional to pursue my own journey of full-time, self-employment, so that I could do the work that I felt most called to do.

Having being groomed as an \"employee\", I realized just how much I didn\'t know about what it took to actually own and operate my own business.

My first full year fending for myself was brutal. It was riddled with self doubt, overwhelm from all that I believed, and lack of clarity of what I needed to focus on next.

As a result, that first year was the most difficult year, that I have ever experienced in my lifetime.

However, it was all so worth it! With that being said, when I look back at all the challenges that I faced, I realized that it didn\'t have to be so hard.

In this episode, Paul Thompson and I share how involvement in a healthy mastermind group as helped to turn things around for us and countless others on the journey to full-time self employment.

Chris Voss is the CEO & Founder of the Black Swan Group Ltd and author of Never Split The Difference: Negotiating As If Your Life Depended On It. He has used his many years of experience in international crisis and high-stakes negotiations to develop a unique program and team that applies these globally proven techniques to the business world.

Prior to 2008, Chris was the lead international kidnapping negotiator for the Federal Bureau of Investigation, as well as the FBI’s hostage negotiation representative for the National Security Council’s Hostage Working Group. During Chris’s 24 year tenure in the Bureau, he was trained in the art of negotiation by not only the FBI but Scotland Yard and Harvard Law School. He is also a recipient of the Attorney General’s Award for Excellence in Law Enforcement and the FBI Agents Association Award for Distinguished and Exemplary Service.

Chris has taught business negotiation in the MBA program as an adjunct professor at University of Southern California’s Marshall School of Business and at Georgetown University’s McDonough School of Business. He has taught business negotiation at Harvard University, guest lectured at The Kellogg School of Management at Northwestern University, The IMD Business School in Lausanne, Switzerland and The Goethe School of Business in Frankfurt, Germany.

Dustin Heiner is a real estate investor with 24 single family properties and blogger from California. Dustin is the founder and host of Master Passive Income, a Blog and Podcast about investing in real estate rental properties. In 2004, Dustin realized he would never be wealthy working for someone else, so he needed to change something.

He decided to work hard toward quitting his job and being his own boss. After reading Rich Dad, Poor Dad Dustin knew he needed to become an investor. So he started investing in real estate and start earning cash flow in 2006. (Yep, just before the crash in 2009) He took a weekend course from a real estate guru that cost $1,000 and that started him down the path of rental properties. From that $1,000, Dustin has grown his investment income to $8,500 per month. It only took him 8 years to do it. In 2016, Dustin quit his job working for the local government. He will literally NEVER have to work for someone else ever again.

On today’s episode we catch up with our first guest on The Before The Millions Podcast, Sunny Burns. It’s been a year and Sunny’s life has drastically changed. Sunny brought this amazing triplex and still traveling the world.

Ali Boone is a lifestyle entrepreneur, business consultant and real estate investor, and has literally defined non-conformity when it comes to her career. Ali left her corporate 9-to-5 job as an Aerospace Engineer, despite the “dream job” status that came with it, to follow her passion for being her own boss and creating true lifestyle design. She did this through real estate investing.

Her own real estate portfolio started with pre-construction investments in Nicaragua and then she moved on to investing in turnkey rental properties in various markets throughout the U.S. She managed to invest in her first five properties in 18 months using primarily creative financing. After starting out as a real estate investor just for herself and her own financial benefit, she went on to create her company Hipster Investments which facilitated over $18M in real estate investment sales in its first five years of business.

She’s written roughly 190 articles for the BiggerPockets website, she’s been featured for her writing in Fox Business and The Motley Fool, and she offers hands-on support for new investors and those going through the investing process. She still owns her first turnkey rental properties and she is also a co-owner and the landlord of a local property to her in Venice Beach.

Her primary focuses revolve around passive income and passive investment options. In addition to running Hipster Investments and working as an active business consultant, she’s a pilot and teaches flying and she can often be found snowboarding, hiking, or volunteering in California prisons. Her ultimate goal is to one day challenge Tim Ferriss to a lifestyle design duel.

BTM 61: Wall Street Employee Loses Job For Greater Destiny with Daniil Kleyman

Daniil Kleyman grew up in the cold, snowy city of Moscow, Russia. At age 12, he immigrated with his family to Richmond, VA. After a brief and not-so-successful run on Wall Street, Daniil finally realized that he was utterly unemployable and ventured into real estate investing and software development.

He hasn\'t looked back since. Daniil\'s real estate investing business currently includes a portfolio of rental properties, ground up residential construction, multi-family development and mixed-use commercial development. He is also incredibly passionate and hands on with the software development, constantly working with the development team on new releases.

Daniil has been involved in hundreds of transactions and different strategies including Wholesaling, Rehabbing, New Build Construction, Apartment Investing, & Commercial properties. But his favorite investing strategy today is still cash-flowing properties whether it’s single family homes or commercial.

He talks about why cash flow is so important, and how to get financing so that you can become financially free. Daniil also produced a software for Wholesalers and Rehabbers in the industry called Rehab Valuator which will show you the true value of a property, and allow you to blast out the key information to your buyers list.

Mark was able to go from being a part-time investor with a full-time job in high tech, to someone who quit the corporate rat race in pursuit of his passion and now thrives as a multifamily investor. Mark Walker is founder of Luxmana Investments, which focuses on residential and multifamily investments.

Mark has been an active real estate investor since 2004, so he brought a wealth of knowledge with him when he founded Luxmana Investments in 2011. He started out as a part-time investor––holding a full-time job in high tech––and his passion for real estate enabled him to escape the rat race of Corporate America.

Prior to Luxmana, Mark succeeded in multiple development projects in the trendy Highlands and Berkley areas of Denver, Colorado. Since then, he\'s acquired dozens of residential and multifamily income properties through Luxmana Investments LLC, which he founded in 2011, and Peak Margin Partners LLC, which he co-founded in 2013.

Mark has successfully overseen the operations of his own assets, and that of other investors, in Colorado, Texas, Florida and Illinois. This includes his active involvement with MBP Capital and Catalyst Multifamily Management—a highly successful multifamily investment, management and brokerage firm. During this tenure, Mark has had property management oversight of his Dallas area multifamily portfolio, while assisting with acquisitions and dispositions of assets as well.

Mark also spent over a decade at Seagate Technology where he held senior leadership roles in Marketing, Product Line Management and Sales. In addition to being a licensed real estate broker in Colorado, Mark holds a degree in Marketing from Oral Roberts University in Tulsa, Oklahoma. In his spare time, he enjoys theater, camping, cycling, and spending time with his wife and daughter.

We\'ve been going strong for a good 10 years now. We, as in the general real estate market. We\'ve been on cruise control and loving it. Can it get any better? Or is our time up?

Every 10 years there seems to be some major event that disrupts our market. Today\'s guest, Mark Walters, breakdowns down our current disruptions and if we should be sitting on the sidelines, cash in hand, waiting for the crash.

In either event, one of the best ways to approach the situation is buying great deals. The way you buy great deals is to find motivated sellers. We cover this extensively on today\'s show.

Mark, however, is a 3rd generation real estate investor who got his start as a broker. After the savings and loan crisis of the late 1980’s and early 1990’s, in 1992 him and his family packed up all their California belongings – moved to Arizona and began buying properties with the intention of riding the market up.

Guess what? The old crystal ball must have been working because over the following years Phoenix became one of the top real estate investing areas in the country. Today\'s crystal ball may bring doom and gloom to some but opportunity to others.

In 2007 Thelonious moved from Oakland California to Atlanta, Georgia to pursue a career in music but quickly realized the opportunity in real estate. He purchased his first rental property at the age of 23 in 2009. By 2014 owned and managed a portfolio of over 25 units.

Today we had the pleasure of interviewing multifamily investor, Sepehr Bekam. In our conversation, we learn about how we can truly create passive income with real estate investing through property management. We learn the pitfalls of hiring a bad manager and we get to hear some horror stories as well.

Sep Bekam is founder and CEO of Bekam Investment Group. He is a former electrical engineer and started investing in 2010. He retired at the age of 31 and is a full-time, professional real estate investor. Sep and his Team have successfully repositioned challenging neighborhoods and have literally “moved the line” to make communities safer, cleaner, and more affordable. Bekam Investment Group currently owns 9 multi-family properties, an office building, and more than 120 houses in 5 states.
