On today’s episode, we talk with Natalie Kolodij, a real estate tax strategist and investor, about choosing the right tax professional, structuring your real estate business from a tax perspective, and her experience flipping mobile homes.

We dive deep into the most asked tax questions and discuss how to find the best accountant for your needs and the questions to ask them, items to keep an eye out for on your next tax return, common tax recording mistakes, and a new deduction you definitely want to take. Natalie also shares with us her journey flipping mobile homes and how she found a buyer for a flip only hours after she bought it.

We dive into how Brittany has successfully grown her buy and hold real estate portfolio to 13 units utilizing the BRRRR strategy and the challenges and benefits of being a female in the renovation space. For many real estate investors, the hardest real estate deal to complete is often the first one. Not only do newer investors lack the knowledge and experience, but they also experience a ton of fear and uncertainty as they navigate this business. Well, on today’s episode, we have one of our amazing InvestHER Meetup Leaders, Stephanie Banno, with us discussing how she finished and sold her first real estate deal while working full time and long distance! During today’s interview, we discuss how she found her first deal, how she leveraged relationships, how to find and talk to distressed sellers, how to utilize virtual assistants, and how to manage expectations as you get started!

Stephanie Banno is a partner of Yellow Dog Property LLC in Austin, Texas. She began her real estate investing career last June by attending a real estate conference. After attending the event in June, she started networking with as many people as she possibly could via social media. She began making offers on single family homes in San Antonio working with a great agent in the area. She was able to successfully acquire a preforeclosure 2 bed/2 bath house in San Antonio with a JV partner that only required cosmetic repairs. It took about a month to get it ready to put on the market and they had 6 offers in 72 hours. They successfully closed on their first deal and are in full steam ahead to find new deals! Stephanie also leads the Austin chapter of the InvestHER Meetups (there are 22 chapters in the USA and growing!)

EP 100: How Little Steps Make A Big Difference with Kristin & Amina

On this special episode, we are so excited to celebrate our 100^th episode of the Real Estate InvestHER Show! Andresa and Liz are thrilled to sit down with two newer investors – Amina Sanders and Kristin DiPasquo from Philadelphia, PA. On today’s episode, we discuss with these newer investors – their investing journey, their learned lessons along the way, and how the Real Estate InvestHER Community has helped them take action and build their investment portfolio – one property at a time.

Amina Sanders is originally from Long Island, New York and moved to the South Jersey area six years ago after graduating undergrad. For the past six years, she has worked in the biotech/pharmaceutical industry as an analytical scientist. She stumbled onto real estate investing in 2016 after working on a family research project by finding BiggerPockets and then the Real Estate InvestHER Community (both the Facebook community and the Philadelphia InvestHER Meetup). She spent the next two years educating herself about real estate investing and she found that the best way for her to get started was through house-hacking. She quickly realized that investing in real estate was her chance to gain financial control and stability over her own life. In 2018, after a roller coaster of emotions her and her husband bought their first home: a 3b/2b Single-Family home in Philadelphia. They rented out two bedrooms and lived in the master. This past August, they acquired their husband's childhood home which is a single-family home rental in Atlanta, GA. Currently, they are under contract for what will be our third property, a duplex conversion.

Kristin DiPasquo had a winding path in her adult life, starting out professionally as a software engineer, taking off several years in her 20's to explore different parts of the world, landing in Philly as an elementary school teacher and occasional yoga teacher and then truly landing in my mid 30s as a realtor and now investor. She loves working as a realtor, helping people in a very concrete way and being her own business person. Thanks to many things, including her supportive family and the InvestHER community, she has been able to take the leap into Real Estate Investing. Aside from owning our home, which she was fortunate to purchase in a time when our neighborhood was ripe for appreciation, they have one rental property that they acquired in the summertime, which she has rehabbed, rented, and will refinance soon and now has their 2nd investment property under contract. She plans to grow her portfolio significantly over the next few years using the BRRRR strategy! Aside from Real Estate, some things she loves include: her family (especially her 5 year old daughter and 2.5 year old son!), spending time in the outdoors, connecting with community, dancing and bike riding.

With 14 rental properties, 400 doors under management, and her second baby on the way, Lexi Teifke from TRE Homes does not sit still for too long! On today’s episode, we discuss a lot with Lexi, and really dive into the team she has built in order to grow her property management company. We discuss the philosophy that guides her property management company, the breakdown of her company organization chart, the power of hiring specialists and virtual assistants, and why she does not believe “work-life balance” exists.

In 2015, Lexi and her husband Matthew started their property management company, TRE Homes, which is based in Austin, Texas. Lexi started out as a second-grade teacher in Bryan while Matt was getting his master’s degree. Once they moved to Austin, Lexi’s plan was to set up her property management company while looking for a teaching job; but through their networking efforts and connections, they started growing the property management quickly and she decided not to go back to teaching. Matt worked in commercial brokerage until October 2018 when he came over to TRE to join Lexi full time. They had their first baby boy in December of 2018. Lexi and Matt have 14 rental properties as investments and they are looking to expand into commercial/industrial this year!

EP 95: How She Grew Her Duplex Portfolio with Little of Her Own Money with Ashley Kehr

As you grow your multifamily portfolio, the need for more financing to put these deals together (quickly) will become increasingly important. We are thrilled to sit down with Ashley Kehr from Buffalo, NY on today’s show to talk about how she grew her multifamily portfolio - duplex by duplex. She has been able to grow from zero to over 30 units with very little of her own money. On today’s episode, we chat with Ashley about a ton, including the numbers of her typical deal, how she finances deals with private money and other methods, and how to structure deals with money partners to create win-win situations!

Ashley Kehr is from Buffalo, NY and currently owns 30 units and 6 under contract. Most of her portfolio consists of duplexes in rural areas. The purchase price of her deals has ranged from $17,500 to $143,000. For the past two years, she has successfully used a line of credit on an investment property to present cash offers and then refinance to repay line of credit. Her favorite deal is a duplex she purchased for $35,900. The bank gave her a 90-day unsecured loan to purchase the property. She refinanced with the same bank after closing. She did $800 in updates and it appraised for $55,000. She refinanced at $42,000. She paid closings costs, unsecured loan, and had money left over. This property rents for $1200 a month. She just started her first Airbnb unit! Her husband owns a dairy farm that they live on. She has three boys – ages 5 and under. Before getting into real estate she worked as an accountant at a CPA firm and only last four months out of college before she quit to be a property manager. After two years of being a property manager for one investor, she realized she can own property too! Ashley is the Buffalo, NY InvestHER Meetup Leader which is launching in 2020!

On today’s episode, we are excited to sit down with Krista Testani about how she pivoted from flipping to multifamily, creative ways to pay for a mentor, the importance of document management, and how to create the “client experience.”

Krista Testani, obtained her bachelor's at New York University in 1990 and law degree at Brooklyn Law School in 1994. After practicing law for several years her attention was drawn to real estate in 2009. She began her journey by acquiring single family homes on Long Island, NY, and rehabilitating them for resale but then transitioned into multifamily acquisitions in 2012. Her legal background has afforded her the skill set necessary to navigate the host of legal documents and issues that are involved when raising private capital to acquire and manage both single and multifamily properties. Krista has been involved in acquisitions in Ohio, Alabama, Tennessee, Georgia and NY valued over $23 million dollars. Krista joined forces with her partner Christopher Jackson in 2016 and they formed Sharpline Equity Real Estate Investments. Currently, they own and asset manage a 30 single family portfolio in Syracuse NY, and 270 units in Atlanta, GA. Krista is also the co-founder of the real estate networking group “Multifamily Apartment Investing Unveiled” in Garden City, NY. Krista’s primary goal in Multifamily Unveiled is to share her “learning moments” to help better prepare those interested in passive or active investing in Real Estate. Krista resides on Long Island with her husband Louis and her teenage son and daughter.

However, this is how Nerissa has been able to successfully grow her apartment building syndication business and close 3 apartment building complexes recently! On today’s episode, we chat with Nerissa about the mistakes (and learned lessons) from her first deal, why it is a MUST to source money and deals simultaneously, what she has learned as a results of underwriting so many deals, and the EXACT criteria she uses that causes her to make an offer on an apartment building!

Nerissa is a partner of The Capital 8 Group. They purchase value add apartment complexes in growing cities in the US. During the comprehensive due diligence process, Nerissa assesses the viability of the investment, identifying weaknesses and strengths and underwrites the property to ensure that it fits the conservative Capital 8 Group, LLC business model. Nerissa has worked in the finance industry starting at John Hancock Financial Services and Merrill Lynch on Wall Street. Nerissa was then a Senior Associate in Operations at GlopeOp Financial Services in Hartford, CT with her clients being multiple hedge funds from around the World. Let’s face it. The construction world is still male-dominated. In order to be successful in flipping and renovating homes as a woman, you need to have grace but also have the ability to be the hammer as well. On today’s episode, we chat with Angela Florie from Long Island, New York. She talks about her journey from moving from Colombia to NYC to pursue her dreams in design. After years in advertising, she realized something was missing and after soul searching, she realized real estate is where she wanted to be. We discuss money saving lessons she wished she knew on her first fix and flip project, why “numbers are queen,” why she loves to find properties with problems, and how she navigates a male dominated world with the use of a “velvet hammer.”

Angela Florie is originally from Bogota, Colombia. She moved to NYC to pursue her Masters at Parsons School of Design (the best design school in the world!). Over the next 10 years, she got promoted a few times, changed agencies a couple of times and traveled the country meeting clients, but in the back of her head she knew something was missing. After some soul searching, she decided to launch her own company in June of 2015 focused on renovating and flipping homes in one of the most expensive markets in the country - New York. Her company, Grand Central Real Estate, LLC has grown since 2015 and not only renovates their own projects, but is also a licensed General Contractor helping homeowners renovate their homes.

It can be very overwhelming to begin investing in real estate when working a full-time job and juggling so many responsibilities. On today’s episode, we chat with Kim Gillock a buy and hold investor from Denver, CO. She got her start in “house hacking” and has never looked back. We chat about the importance of knowing your “target” customer, why it is valuable to have a full-time job, the importance of your “why,” how to successfully transition to a new area of investing, and what you should consider when scaling to multifamily.

Kim Gillock is a buy-and-hold real estate investor residing in Denver, CO. Her full-time career is as an Emergency Dept PA (Physician Assistant) since 2008. A few years after buying her primary residence and seeing the benefit of "house hacking," she became curious about real estate as a potential investment vehicle and tried her hand at buy & hold investing (2013). She currently holds and actively manages 3 LTR's and one medium-term rental, still "house hacks" at home and also manages her families vacation rental in Colorado and works her full-time job (every true millennial has to have a side hustle, right?). Despite all the juggling, she just really finds RE investing SO. Fun.

In her free time, she loves playing tennis, skiing, traveling and being with friends and family (preferably while doing one of the aforementioned and/or with wine). She resides in Denver, CO.

EP 46: How This Attorney Went from Billing Hours to Owning Over A Million in Assets with Stephanie Cabral

Stephanie is a buy and hold investor of single family homes and duplexes in central Connecticut. She unknowingly discovered investing in 2012 when she bought and renovated a condemned duplex despite hefty student loans and a modest salary. Since she began intentionally investing in 2015, she's acquired 2 buy and hold properties each year, has done one flip, and one joint venture. All of her acquisitions require renovations and her projects have ranged from $15k-$160k in rehab.

Stephanie has used 203k financing, hard money, private money, a partnership, conventional and commercial loans, and the equity recapture method (known to many as the BRRRR strategy). She is a lawyer by trade that turned to real estate to improve her quality of life. She also joined Colliers International as a commercial real estate agent to facilitate this transition. Her slow and steady investing has paid off. She currently has $1.4 million in assets and is proud of her portfolio's vacancy rate of less than 1%, which she attributes to effective tenant selection and management, efficient renovations, and desirable properties.

Stephanie is intimately involved in animal rescue with Double Dog Rescue and is active in her spare time, playing volleyball year round, camping, etc.

EP 45: (MINISODE) What I Learned from Converting a Commercial Building to a Triplex with Liz & Andresa

Welcome back to another MINIsode of the Real Estate InvestHER Show. These MINISODE episodes will be 10 minutes or less and be a real life story from Liz or Andresa!

On this week’s episode, Andresa shares a story when bought a commercial building off market. This building was zoned commercial on the first floor and had two residential apartments above the storefront space. Due to the changes in the community, Andresa knew she would need to convert it to residential. As many have experienced, the zoning process can be a challenging and frustrating process, but she navigated the process and was finally able to convert the building to a triplex.

Today’s minisode lessons include:

Build a relationship with the community and seek to understand where they are coming from.
Ask for what you want. You may not get it all but you need to ask for what you want -always!
Get team members that know the process involved immediately. Our local attorney had done zoning changes several times so he was able to navigate to the process easily and our architect was aware of what the community might ask.
Before purchasing the building, run the numbers for different scenarios. In this case, we ran the numbers as a residential triplex and a mixed-use building, in case the zoning was not approved. Beka Shea has a fascinating story. Before she became an entrepreneur with a large team flipping and wholesaling deals, Beka was in the Navy as a mechanical engineer. She had a great job but felt the travel was a lot with small kids. When her 3rd daughter was born in 2013, she decided to spend less time traveling and more time at home. She bought her first rehab, which was a hoarder house that we essentially gutted, and she was hooked!

Making ugly things pretty is her passion. The first year she flipped 3 houses, the

This week, Liz shares a very emotional and tough situation that happened to her and her husband last year when $750,000 was stolen from them during a real estate transaction. This is probably the toughest thing that has happened to her and her husband in their 10 plus years of investing. But they persevered through this hard experience and was reminded of a lot of important lessons as a result.

If you raise private money, do whatever it takes to protect their money. No matter what.
Above all, don’t ever think you know it all in this business. Always stay grounded, humble, and learn from every situation.
Lastly, don’t give up. Even though there were moments we wanted to throw in the towel during this situation, we did not. Day after day, we persevered.

3 kids (including a 6 week old!), multiple growing businesses, working with her hubby, lifting homes, investing out of state….This powerhouse lady is doing it all!

Pilialoha Yarusi is better known as Pili (Pee-Lee). Pili is originally from Hawaii and has also lived in California and New York before settling in New Jersey. After years working in the arts, managing restaurants, running bars and owning a berry farm … Four years ago Pili decided to dive into Real Estate. After getting her license in 2013 she has not stopped!

Her passion is taking old, rundown, moldy, fire ravaged, termite eaten, over grown, under appreciated homes and turning them in to homes that deserve a good family. She finds the worst homes and gives them a heart again. Using their families extensive background in house lifting and heavy construction Pili and her husband Jason began to “Lift and Flip” basically taking a one story home and lifting it to add square footage.They purchased their first two duplexes in Indiana which came in at a 22% ROI and they ended up selling them back to the investors that brought them the deal for a great profit. This allowed them to open their minds to the possibility of GOING BIG and just last year they closed on their first 94 unit in Louisville KY. She and Jason have three beautiful children and two awesome bulldogs.

EP 37: Too Busy? Too Broke? How You Can Afford Anything with Paula Pant

Can you really afford anything?

Paula Pant quit her 9-to-5 job in 2008, long before she'd heard of financial independence. She just couldn't stand the cubicle life anymore. Her starting salary was $21,000 per year in 2005, and her highest salary was $31,000 per year in 2008. Despite her lower income, she managed to save $25,000 during her short career. She lived on these savings after she quit her 9-to-5 job, and spent two years backpacking across the world. When she returned to the U.S. in 2010, she started a self-employed career as a freelance writer. She and her partner scraped together enough money to buy a triplex as their first home. They lived in one unit, with roommates, and rented out the other two units. The rental income they received allowed them to live "for free," with no out-of-pocket housing costs. This was their first taste of passive income.

Today they own 7 rental units. Last year, their rental properties grossed $125,000 and netted $43,000 in passive income, after expenses. They are financially independent through the income from their rentals. Paula's weekly podcast, Afford Anything, has been downloaded more than 3 million times. Her website, AffordAnything.com, gets 250,000 views a month and her email newsletter has more than 50,000 subscribers. She speaks at FIRE meet-ups such as the Ecuador Chautauqua, Camp Mustache and Camp FI, as well as gatherings such as FinCon and the World Domination Summit.

Tamar has been investing in real estate since she was 19, purchasing her first townhouse when she was a sophomore in college, and has owned rental properties for more than 15 years. More recently, with her company, The Marota Group, her work has focused on the acquisition of underperforming multi-family and commercial properties, where she can work with her team to stabilize the assets and accelerate returns for her investors. Tamar is also the host of Investing for Life, a recently-launched podcast focused on entrepreneurship and investing.

When she's not working on her latest venture, she loves traveling, gardening, kayaking, hiking, skiing, playing on the beach, boogie boarding, and pretty much anything where she can enjoy the great outdoors with her family.

Little did Nicole Pettis know that when her son was born back in 2011, this major life change would cause Nicole to begin a whole new chapter of her life – flipping homes! Hard money (like everything in real estate) has its time and place.

Today we have the pleasure of interviewing Wendy Sweet on today’s show. Wendy is a Principal with Carolina Capital Management, LLC/Sweet Carolina Houses, LLC. Wendy has been lending money to investors since 2001 as both a conventional lender and a hard money lender. In 2008, she along with countless others tossed conventional lending to the trash pile. She dug in by growing her hard money company offering funds to the investors who were able to navigate the changing world of real estate. She and her partner who is also her brother, Bill Fairman, have been successfully lending money primarily in North and South Carolina to investors, rehabbers and builders. Currently they lend to commercial investors for multi-family, multi-tenanted projects in key areas of the US. They now

manage a real estate fund for accredited investors in addition to brokering loans for those with money to invest. Wendy is also a 35 year licensed real estate broker in both Carolinas.

The term was introduced by Napoleon Hill back in the early 1900's in his book, Think and Grow Rich. In this book, here is how he described the Mastermind concept: “The coordination of knowledge and effort between two or more people who work towards a definite purpose in a spirit of harmony." Another common definition of a mastermind group is a group a people who come together on a regular basis to share feedback, thoughts, and ideas with one another.

When things don’t go right, how many times do we want to give up? Just throw in the towel?

Well today’s guest, Brennan Tomasetti from Civetta Property Group, made the decision to learn from her challenges and as a result build a much stronger and more successful real estate investing business in the process.

Brennan and her husband, Mike, began investing by buying a duplex in Philadelphia in her mid 20’s. One thing lead to another and she and her husband purchased enough investment properties to achieve 'financial freedom' at the age of 32. Their next move was to Florida to invest in single family homes during the downturn in the economy. This venture to Florida presented some challenges and they ended up returning to Philadelphia a few years later. They now focus their energy in building their buy and hold portfolio through new construction and development projects such as warehouse conversions. They currently own over 45 doors. In addition to her investing work, she also has a small consulting firm and is a mom to a toddler.

Everyone gets the same boring advice when graduating from college….which goes something like this: Go and get a high paying job so that you can achieve the dream of buying your first home.

Well what if this advice was actually not helpful or useful for someone who is looking to achieve financial freedom and long term wealth?

On today's episode, we are excited to spend time with Tennille McCoy who currently focuses on buying and managing small multifamily properties. Tennille has a full time job as a HR Director and has spent most of her career in the finance world. (She LOVES finances and talking about financial education!) She is an active realtor and investor in Mercer County, New Jersey.

Instead of following the traditional advice of buying a single family home, the first property she purchased was a four unit apartment building. She lived in one unit and rented out the rest of the building. This is called “house hacking” in the real estate investing world. She moved out of the building and went on to use this equity to purchase other properties.

At the young age 18, she became a real estate agent, then became a broker of record by 21, and now runs the largest real estate office in the Lehigh Valley area with over 200 agents working for her. She is a business owner, developer, investor, and still has an active sales practice. She has built a business and a rental portfolio that she self manages.
