<p>A couple of months ago I had the pleasure of crossing paths with a Blast from the Past (we had worked together at the same company).</p>

<p>I asked; Shelley why this love affair with real estate and being a contractor?</p>
<p>Shelley in her early adult life moved five times in eight years.  Shelley calls this the Staged part of her life; because of her husband’s career, continually moving.  Shelley learned to keep her eye on all details of her homes as she knew they might have to sell at a moment’s notice.  Marketing her homes required Shelley to be aware of the interior and exterior details of her houses; one misstep could put her family’s finances at risk.  She wanted to ensure each move they were able to see a positive cash gain from the sale of their homes.</p>
<p>Shelley’s life has not been without challenges; now a single mom with two young daughters.  Shelley has had to pick up the pieces to her personal and career constructing a new life for herself and her family.</p>
<p>Shelley Collins has transformed her career and followed a path she is hoping more women will follow her into.</p>

<p>Shelley talks to recently selling her residence to strategically purchase a property that will help her get a much higher return on her capital and build her financial future. Shelley on December 7, 2017, moved into the new property she is going to develop.</p>
<p>The drawings of the design are very close to being completed which will give Shelley the ability to submit to the City to get permits.</p>
<p>Working with an architect and Shelley was able to design an approximately 1900 + square foot (excluding basement) 3+2, 3 1/2 bath) one room and full bathroom in the basement) home with detached garage.</p>

<p><strong>The Background Story to the Show</strong></p>
<p>Stay with me until the end of my story, and <strong>I will reveal why I coined the title “On the Move with Alex.”</strong></p>
<p>Earning my REIA (Real Estate Investment Advisor) Certification in May 2016 was a remarkable moment in my investment real estate career. My REIA certification would set in motion a directional and focused foundation I had been trying to achieve in helping the average person add investment real estate to their financial foundation.</p>
<p>I know when I first started out in purchasing investment real estate I set a lousy, goosy goal of buying as many doors as I could on my own and with family members which not the smartest target in the world.</p>
<p>Before long I had with family members and joint venture partners investing with me, and together we had purchased 12 real estate investment doors.</p>
<p>I soon realized I was having more fun coaching my joint venture partners than I was buying doors. Plus, I began writing a book on investment real estate.</p>
<p>Most business books are around 240 to 270 pages or just over 80,000 words.  I had written over 55,000 words on my journey and had no idea how to bring my book to market. Part of my REIA training gave me insight on how to create a book proposal.</p>
<p>Here I was, a would-be author, and I had no idea what a book proposal was and why the heck I would need one. I went from floundering with my business mantra, vision, mission and value statements to arrive at a highly focused plan to achieve my goals in investment real estate.</p>
<p><strong>The book proposal is much more than an outline of a book concept. It is a business plan. It describes the why:</strong></p>

<p>These two observations were: first, roughly 4% of all Canadians will ever buy real estate as an investment. Second, nearly half of that 4% only buy two or three properties as a way of supplementing their pension plan. ( 8% of Americans and Australians have investment real estate)</p>
<p>Over the years I have loved my association, membership, and education through REIN and in the beginning, I was motivated by their awards: Bronze, Silver, Gold, and Platinum. I earned my Silver award level.</p>
<p>I had my “aha” moment when I realized that my joint venture partners loved the idea of owning investment real estate, but most were not REIN members and were not interested in awards for doors held. I knew then I had found my niche and to whom I was going to offer my service. I was going to serve first-time investment real estate investors or someone who just wanted a few doors in their financial portfolio and want a more balanced financial portfolio.</p>
<p>My wife and I had a balanced financial portfolio; a company pension, government pensions, and RRSP (401 K); all of these funds controlled by someone else, and we had little say in how our money was invested. We wanted one financial vehicle we could control, and this brought us to investment real estate.</p>

<p><strong>The Background Story to the Show</strong></p>
<p>Stay with me until the end of my story, and <strong>I will reveal why I coined the title “On the Move with Alex.”</strong></p>
<p>Earning my REIA (Real Estate Investment Advisor) Certification in May 2016 was a remarkable moment in my investment real estate career. My REIA certification would set in motion a directional and focused foundation I had been trying to achieve in helping the average person add investment real estate to their financial foundation.</p>
<p>I know when I first started out in purchasing investment real estate I set a lousy, goosy goal of buying as many doors as I could on my own and with family members which not the smartest target in the world.</p>
<p>Before long I had with family members and joint venture partners investing with me, and together we had purchased 12 real estate investment doors.</p>
<p>I soon realized I was having more fun coaching my joint venture partners than I was buying doors. Plus, I began writing a book on investment real estate.</p>
<p>Most business books are around 240 to 270 pages or just over 80,000 words.  I had written over 55,000 words on my journey and had no idea how to bring my book to market. Part of my REIA training gave me insight on how to create a book proposal.</p>
<p>Here I was, a would-be author, and I had no idea what a book proposal was and why the heck I would need one. I went from floundering with my business mantra, vision, mission and value statements to arrive at a highly focused plan to achieve my goals in investment real estate.</p>
<p><strong>The book proposal is much more than an outline of a book concept. It is a business plan. It describes the why:</strong></p>

If your children are young and your parents are healthy, then focus on either yourself or community and pay off one of these properties first.</p>

<p>I had to find a method of reaching more than one person at a time and have found a millennial student who wants me to coach him. I am going to take my audience on a journey of purchasing their first investment real estate property through Alex. This why I have named the series of  Podcast Shows “On the Move with Alex.”</p>
<p>With Alex’s permission we are going to follow Alex’s investment real estate journey, from graduating in April 2018 to Alex finding his first job; from building his team of investment real estate professionals to making the purchase of his first investment real estate property and starting his investment journey the <em>4 Door Investment Real Estate Way</em>.</p>
<p><strong>Alex Da Costa is a 25-year-old Edmontonian; born and raised.  Alex is currently working part-time as he pursues his finance degree and expects to graduate April 2018.</strong></p>
<p>What impressed me about Alex he has managed to amass a substantial amount of savings and investments in a relatively short period. His drive to succeed has helped him to get a great start on building a strong financial foundation.  Alex wants to put these funds to work.</p>
<p>Alex has always had an interest in investing and as of late has shown a strong attraction to investment real estate.</p>
<p>Alex views real estate as a low to medium investment risk and believes that investment real estate can be leveraged to accomplish many of his financial goals.  Alex hopes to acquires enough investment real estate over the years to create sustainable wealth on a road to gaining fiancial freedom.</p>

<p>My lack of background is hurting the chance to get started, as being comfortable starting anything thrives on understanding the context of what is started.</p>
<p><strong>Do you have a current net worth statement and net income statement? </strong></p>
<p>I do now (attached).</p>
<p><strong>What (are) the conversations you are having about real estate economies? </strong></p>
<p>As of late, the increase in interest rates and the previous talk about the tenuous credit situations of Albertans has produced an interest in investment in property to get into the Alberta real estate market while it may be at a “bottom”.</p>
<p><strong>The Set:</strong></p>
<p><strong>Type of property you might like to start</strong><strong> your portfolio and why?</strong></p>
<p>The ideal property would be a duplex/fourplex or bungalow that could be used for both personal habitation and a rental property that could generate cash flow (which would ideally cover expenses). The property would be ideally located close to a post-secondary institution, as I believe students would be great tenants as they would have parents who would provide stable cash flow and more secure lease agreements.</p>
<p><strong>What do you think your choices and challenges are? And Why?</strong></p>

<p>1) When should I invest? *finding a point where the property is “cheaper” is ideal for the budget and maximizing capital appreciation*</p>
<p>2) What property should I invest in? *finding the ideal property to suit my needs and budget with my current knowledge may prove challenging*</p>
<p>3) Who should provide the necessary services (lawyer, appraiser) to help conduct a transaction and maintain the property? *a challenge due to ignorance and finding the right people*</p>
<p>4) Finding and interviewing the right tenants for the property *inexperience would be the challenge to properly find them*</p>

<p><strong>The Real Estate Story</strong> &#8211; When I first started investing in investment real estate I never thought for one moment that with each investment real estate property we purchased we were creating a small business.  It was not until I started producing a monthly financial statement did I realize had all the elements of a small business.  Each property had revenue; expenses and net income.</p>

<p>Most small businesses don&#8217;t last five years, and they disappear from the business landscape.  The reasons are numerous, and over the days, months and years ahead I intend to review why some businesses survive and others just fade away.</p>
<p>These small businesses fade away because they have a revenue issue, an expense issue or a net income issue; owning investment real estate is no different.</p>
<p>When anyone talks about operating a small business they often introduce themselves as an entrepreneur first and a small business owner second.</p>
<p>According to Wikipedia; entrepreneurship is the process of designing, launching and running a new business, which is often initially a small business.  The people who create these businesses are called entrepreneurs.</p>

<p>This year marks the 10th Anniversary of our company&#8217;s incorporation, and I am very proud of that fact.</p>
<p>Late last year, I started to retool and enhance our business model.  It is often said to be successful in small business pick your lane or niche.</p>
<p>I am not moving away from our roots regarding investment real estate.</p>
<p>Today I have over 35 blog posts; I have been blogging twice a week, Tuesdays and Thursday since November 21, 2017.  It is a landmark number for me and hopefully for my readership. The intention is to provide valuable content to help those interested in adding investment real estate to their financial portfolio.</p>
<p>At the beginning of starting our small business we were focused on one niche, investment real estate and ten years later we have stayed true to our roots.  We have enjoyed some very prosperous years, but we have also had years with challenges.</p>
<p>The path to the front door of investment real estate is never straight.</p>
<p>In most countries, investment real estate is considered a business, and you are subject to tax rules regarding small business.  Over the months and years ahead I will write about small business operations and talk to small business and entrepreneurial experts.</p>
<p>In the book, &#8220;Rich Dad, Poor Dad&#8217; by Robert Kiyosaki; which is a must read; Robert talks about small business ventures you undertake.</p>
<p>I would also recommend some of the Rich Dad Advisors books. (only compensation I have received is the learning value from these books)</p>
<p>Just diving in and purchasing investment real estate is not a business plan.</p>
<p>Business Plan; the Last Thought; many business plans are divided into four parts; an idea, the planning, the strategy, and success.</p>
<p>When I looked to start retooling my investment real estate business, I knew I would have to spend more time developing a business plan.</p>
<p>What was the idea behind developing a business plan, from start to finish; first move into the planning stage, then create the strategies to reinforce the business plan and at the end of the plan what was going to identify success?</p>

<p>How have we managed to stay in business 10 years?  We picked a lane and have stayed there.</p>
<p>When we initially incorporated we said we were going to &#8220;Purchase Investment Real Estate; that was the only words in our entire business plan. It pretty simple business mantra.</p>
<p>Having an interest in education and coaching we decided to include both education and coaching as part of our articles in our incorporation.</p>
<p>Coaching, consulting and education in the field of investment real estate was not a big part of our focus in the beginning.</p>
<p>With ten years under our belt purchasing investment real estate, it took a change in employment to shake the foundation of my career and personal life.</p>
<p>Investment Real Estate was like my hobby farm; to support my hobby I joined a large investment real estate educational group and realized I had a real passion for investment real estate. When we joined we signed a membership commitment of stay 17 months. This June we will be presented with our 10-year award.  Where did the heck that time go?</p>
<p>The first several years our business mindset was focused on the Bricks and Mortar side of the investment real estate business. Then there was a change in my career and I began to revamp my focus on investment real estate.</p>
<p>70% of our investment real estate was acquired through Joint Ventures and I had become the &#8220;Accidental Investment Real Estate Coach and Mentor.&#8221;</p>
<p>For 10 years I have been attending investment real estate educational meetings, conferences and seminars and purchasing an extensive library of investment real estate books.</p>
<p>I decided it was time to give back to a larger audience; not just my joint venture partners.</p>
<p>Acquiring a ton of investment real estate knowledge I shared my joint venture partners and casual friends who were constantly reaching out to pick my brain regarding investment real estate.</p>
<p>Late fall of 2016 I earned my designation as an REIA; Real Estate Investment Advisor.  I love this designation as it is supported by ongoing learning.</p>
<p>How did I knew what started out as a hobby; would turn into a small business and allow my entrepreneurial skills to kick in and provide not only financial support for my life but help me realize that I was going to enter a new phase of my life.</p>

<p>Where do I begin to share?</p>
<p>How to share my investment real estate story that started as hobby investing to a monumental change in my career life and the survival lessons.  This monumental change turned out to be a new exciting beginning.</p>
<p>I heard a saying, &#8220;Everyone has at least one book in them to write&#8221;, and this simple act of putting pen to paper has changed my whole thought process.</p>
<p>This one act of putting pen to paper has led to my book currently being edited and submitted to a publisher, an opportunity to write on an ongoing basis to for one of Canada&#8217;s largest investment real estate magazines, REINLife, writing a blog post every Tuesday and Thursday and now I have launched a Podcast show, providing actionable content regarding investment real estate.  With my podcast show I hope to alternate between myself presenting content and have a guest on that week giving a different perspective on the content I had discussed.</p>
<p>I thank each and every one who has supported reading my blogs; you have no idea how grateful I am for your support.</p>
<p>You will find from time to time I will talk about my family.  My Mom and Dad were a very positive influence on me.  My Dad retired from the armed forces and started a second career in real estate.  His work in real estate not only influenced me but my daughter just started a second career in real estate.</p>
<p>&#8220;Money does not grow on trees.&#8221; my parents often said to my brother and I growing up.</p>
<p>I am sure this saying is not an original Mom and Dad proverb; many of your folks may have had this as a saying in their paternal life lesson toolbox.</p>
<p>My Dad was a proud member of the Armed Forces for 25 years, and when he retired from the forces, I didn&#8217;t think he would find a career that he loved as much as the forces.</p>
<p><strong>His second career in Real Estate filled out the rest of his working life.  </strong></p>
<p>Not long into his new job my Dad invited me out for a coffee. My Dad opened the conversation around the saying; Money does not grow on trees.  I said, &#8220;I know Dad, and I have a job and don&#8217;t need your money.&#8221;</p>
<p>This lead to a discussion about how trees turned into money through investment real estate.  Dad went on to spin a story how most houses constructed from wood that comes from trees. I had a good laugh and asked him where he was going with this story?</p>
<p>Dad had a way of spinning words into a life lesson tale.</p>
<p>A duplex had come on the market and Dad, and Mom wanted to buy the entire property; both sides. They were going to live in one half and get my wife and me to become partners in the other half of the property.  The goal was to find tenants for the other half of the property.</p>
<p>Investment real estate can be a rewarding part of your financial portfolio; and a way to start your journey on creating sustainable wealth.</p>
<p><strong>Creating Wealth Lesson:</strong></p>
<p>1. Start Your Investment Real Estate Career with your parents if possible<br />
2. 3. How to purchase investment real estate.<br />
4. Good tenants are easy to find and happy to rent a lovely property.<br />
5. Know your numbers and create positive cash flow.<br />
6. Lower your risk; buying a multiple door property; duplex or bungalow with income suite.<br />
7. Long-term Buy and Hold Strategy; time goes by fast and is on your side.<br />
8. Build a Celebration Routine each year you own your investment property; to give yourself thanks for stepping outside of your comfort zone.</p>
<p><strong>Our Celebration Routine:</strong></p>
<p>Dad and I were sitting on his deck on the 1st-anniversary date of purchasing this investment real estate property and were talking about, &#8221; Money Growing on Trees.&#8221;<br />
I am not sure if it was the beer or the excitement we were doing well with this property; Dad said; &#8220;Why don&#8217;t we pick a leaf off the tree in the backyard and put a leaf in our wallets.&#8221;<br />
The idea of picking a leaf each year turned out to be a great moment, and for years Dad and I would replace our leaf in our wallets with a new leaf.   Raise our glasses and say;&#8221; Who says money does not grow on trees.&#8221;</p>

<h2>4 DOOR STRATEGY</h2>
<p>In Canada, only 4% of Canadians own investment real estate. According to Rick out of that 4%, less than half own more than three doors. Rick’s strategy is simple. Rick believes if you can hold four doors, and have them paid off. The income that those four doors generate can become substantial and assist you in ways you never thought possible later on in life. The great thing is with the properties paid off and generating revenue; you can decide to sell the properties or refinance and use the equity to leverage purchasing the next deal.</p>
<h2>HOW TO DETERMINE WHICH REAL ESTATE DEAL IS RIGHT FOR YOU?</h2>
<p>Whenever you are assessing deals, always do a financial analysis examining, what kind of revenue will the deal generate, what the cost of acquisition is, what will all the expenses be, and finally placing a contingency in the finances in case the property is vacant. Rick says to “not fudge the numbers” because numbers don’t lie. When Rick’s website goes live, he will have a tool that allows you to make an income statement for assessing deals.</p>
<p>When examining the revenue the property might earn, a useful tool is Pad Mapper. Pad Mapper allows you to review what the rents prices are in particular areas. Another favorite tool to use is RentFaster’s map feature. Rentfaster will enable you to create a precise targetted search based on property type, amount of bedrooms &amp; bathrooms, etc.</p>

<p>1. Challenge yourself every single day. Fuel every day by taking action and start by starting. The most significant thing is to learn by doing.<br />
2. Know your base. Then do something every day to get you to your goal.<br />
3. Get around like-minded individuals</p>
